It is because dividend is the most concern to the investor who bet on this kind of stocks. By adding the "risk of less dividend", 6.99% may not really 6.99% but 4.5% from The Link is promised and expected increase as time running.

to me, The Link still attractive than 越秀. 1. The Link keeps renovate the property to increse its' value. 2. The Link has more transperent, i.e. more news, more close to me. 3. It is not simply compare 息率 with 馬來西亞,加拿大,etc. They are in different economy. They face different environment. 4. It is very easy for me to "see" the business of The Link by walk around its' shopping mall.
Yes, you are right, I won't increse share at this moment, I usually but this kind of stock when the transactions is low. $22 still not refect The Link's value.

每股股息(港元)﹕
2005年 未上市

2007﹕0.201

2010(上半年):0.1246
息率6.99%﹐是千真萬確。
比較Link, 它的差別在于﹕
1)股息的成長
Link的股息成長快
2)產業組合
Link的產業數目多而且收入分散。
越秀的產業數目只有5座﹐其中一座貢獻50%收入
我想表達的是
Link的息率已經是4.5%,
如果今年股息增加15%﹐息率升至5.17%,
如果股息只能增加5%﹐息率升至4.72%
如果歷史平均inflation rate =3%
倆者相差=1.7%~2.17% 或1-2倍而已
在馬來西亞﹐
REIT的平均息率=7-8%
在明報-李順威的專欄看到
加拿大某間REIT-Riocan(Rei.u),它的息率是6%。
你是理智的人﹐我相信你不會選擇在這市價加馬吧﹖
